Terms and Conditions

The contract of hire is not effective until we have confirmed the booking, received and processed the deposit. When you submit via our online reservation system you will receive an automatically generated booking summary by email to the email address provided in the booking form. The names, addresses, contact details must be shared with us on request of all guests. Maximum occupancy per room must NOT be exceeded – the number you have booked for is detailed on your booking confirmation.

The lead booker agrees to take full responsibility for ensuring that all of the following terms & conditions are adhered to by all the guests.

PAYMENT

Bookings are provisional until confirmed by us after receipt of the booking form and payment of the deposit of 20%. The deposit must be paid immediately. We reserve the right to cancel if full payment has not been received 10 weeks before check in and full payment will be taken

The balance of the rental will be due 10 weeks before. No entry to properties will be allowed without payment in full being cleared beforehand.

Any booking made after 10 weeks then full payment is required.

CANCELLATIONS

You are strongly recommended to take out UK travel insurance to cover your break – it is your responsibility to ensure that you have cover. Policies are now available that cover for Covid-19 related issues. If you choose not to take out UK travel insurance then you accept responsibility for any loss that you may incur due to your cancellation.

Cancellations must be immediately notified which will be confirmed by email. Please ensure you get an acknowledgment and get in touch if you don’t not hear from us within 24 hours to ensure that the cancellation has been processed.

We have the right to cancel any booking at any given time.

Cancelling 10 Weeks plus before planned arrival date

You can rearrange your dates, if the rearranged dates cost less the difference will be deducted from your booking total, if they cost more it will be added to your booking total. The full value of the deposit paid will be applied to the new booking dates.

OR

We will refund your accommodation deposit less £100 administration fee. You will be reimbursed at time of cancellation onto the original payment source.

2 Cancelling between 0 weeks – 10 weeks before planned arrival date

Up to 5 weeks before planned arrival you can rearrange your dates, if the rearranged dates cost less the difference will be deducted from your booking total, if they cost more it will be added to your booking total. The full value of the deposit paid will be applied to the new booking dates. Administration charge of £25.00 per accommodation

OR

If booking is cancelled in full then no refund will be given (This includes Deposit)

TERMS OF RENTAL

The number of people occupying the premises shall not exceed the number stated on the booking form.  Breach of this rule will terminate the contract without recompense.

You may access the accommodation between 4pm and 7pm PLEASE NOTE that departure is by 10am on your final day late check out fees will apply and will be deducted from your card. We need this time to ensure that the accommodation is ready for arrival after the previous guest’s departure.

We have the right to attend the property at any reasonable time for inspection or repair work.

You must not use the property except for the purpose of a holiday during the holiday period, and not for any other purpose or longer period. The agreement to stay in the property for the holiday period does not create the relationship of Landlord and Tenant between the parties. You shall not be entitled to a new tenancy, or to any assured short hold or assured tenancy or any statutory protection under the Housing Act 1988 or other statutory security of tenure now or at the end of the Holiday Period.  On departure, you are requested to leave the accommodation in a clean and tidy condition.

You agree to vacate the hired premises without demand at the termination of the period of hire.  We have the right to enter the property at any reasonable time for the purpose of inspection or repair work and you undertake to leave the premises secure if left unoccupied during the period of your holiday.

All properties are totally non-smoking and non-vaping.

Care of the property

You are responsible for the property and are expected to take all reasonable care of its furniture & fittings. You must leave them in the same state of repair and in the same clean & tidy condition at the end of your stay. You must not use the accommodations for any dangerous, offensive, noxious, noisy, immoral activities or be a nuisance or annoyance to the owner or other neighbouring properties. If the rooms are found to be damaged in any way this will result in a damage deposit loss of £300.00. Lost keys are charged at £10.00 to cover the replacement cost.

No dogs allowed.

HOT TUB

Your hot tub will be all ready for you when you check in but please be aware that we clean and drain after every use so sometimes they might be getting up to temperature.

We will always demonstrate to all our guests on arrival how to access the hot tub, remove the cover and operate the jets.

The cover must always be replaced when not in use to maintain the temperature and ensure safety at all times. Leaving the cover open for prolonged periods will reduce the hot tub temperature and therefore ruin your enjoyment. They will be set on 37 degrees.

The recommended guidelines suggest that you should use a hot tub for 15 to 30 minutes at a time with a maximum of 45 minutes at any time.

  • DO NOT eat or smoke in the tub
  • DO NOT immerse your head underwater
  • DO NOT put any weight on the lid as it may damage or break the lid.
  • DO NOT wear Fake Tan under any circumstances
  • DO NOT wear make up or body cream
  • DO NOT use the hot tub if you have skin, ear or other body infections or even open wounds.
  • NO children under the age of 7 may use the tub and don’t leave them unattended
  • DO NOT use the tub if you have high or low blood pressure or are pregnant or sensitive to chlorine

ALCOHOL AND HOT TUBS DO NOT MIX.

Drinking alcohol in a hot tub can be dangerous. A hot tub causes your bloody vessels to dilate which in turn will cause your blood pressure to rise. This means that alcohol will get into your blood stream faster and circulate through your body faster which will have a greater effect on you than normal. The heat of the tub and the alcohol combined can cause dehydration. If you feel any of the following symptoms, then get out immediately:

Lightheaded, dizzy, nausea, faint or rapid heartbeat.

Drinks can be consumed around the hot tub area, please do so with care and try not to spill drinks into the water. Plastic glasses are provided for hot tub use but should a normal glass be broken in the tub then IMMEDIATLEY vacate the tub then turn off the jets if they are running. Please report this using the emergency contact number on the front of the information pack so it can be dealt with as soon as possible then please refrain from using the tub till it has all been cleared.

Guests must shower before using the hot tub to ensure the removal of moisturisers, perfumes that will affect the clarity of the water and chemical balances, this ensures a pleasant experience for all. Guests should also shower after using the hot tub.

In consideration to neighbouring properties the hot tub jets should not be used after 23.00. No music is to be played after this time and we ask that voices be kept to a minimum.

PLEASE NOTE:

Any damages to the lid, controls or filtration will be charged accordingly.

In the case of mis use and/or not following the guidelines set out above which result in the hot tub been shut down due to contamination, chemical in balance, damage etc will be charged accordingly.

CHARGES

Empty & clean and refill hot tub £60.00

Damages will be charged at cost plus £15.00 per hour

A £50 cleaning fee will be taken off the damage deposit if the property is not left as you find it

DISCLAIMER

The Owner has taken every care to ensure the accuracy of property descriptions and all information is provided in good faith and believed to be correct. In the event that any individual term or clause stated in this Contract is not permissible by law, the remainder of the Contract shall remain valid. This Contract is governed by and construed in accordance with the laws of England & Wales. This does not affect your statutory rights.

Every effort is made to ensure that you have an enjoyable stay. However, if you have any problems or cause for complaint, it is essential you contact us immediately to give us chance to resolve it. We value your custom and want you to enjoy your stay and return. We are on site and will do our best to resolve any problem.
